Beijing Tongzhou Integrated Development, measuring over 8.4 million sq ft in total gross floor area (“GFA”), is a large-scale commercial transit-oriented development (“TOD”) comprising office, residential and retail components. Featuring an iconic design and fronting the famous Beijing-Hangzhou Grand Canal, Beijing Tongzhou Integrated Development is poised to become the premier ‘live, work and play’ waterfront destination in Beijing.

Strategic Location
Located in the prime Tongzhou District, designated as the ‘sub-centre’ of Beijing, the commercial TOD is close to the new Beijing Municipal Government Administrative Centre.

Beijing Tongzhou Integrated Development sits atop the future Tongyunmen Metro Station, which will be served by Metro Line M6 and the upcoming Metro Line S6, and is easily accessible from the Beijing Capital International Airport and the new Beijing Daxing International Airport. In addition, the future Metro Line R1 will further enhance the TOD’s connectivity to Beijing’s city centre.

The commercial TOD is situated 2 km to the Beijing Sub-Centre Station Transportation Hub, which will be served by two airport-linking HSR lines and three metro lines. The transportation hub is expected to shorten the travelling time to Beijing Capital International Airport and the new Beijing Daxing International Airport to 15 minutes and 35 minutes, respectively. The HSR lines will also improve the development’s connectivity to the JingJin-Ji region.

Beijing Tongzhou Integrated Development is also approximately 9km to the Universal Studios Beijing, one of China’s most popular tourist attractions since its opening in 2021.

Office / Residential/ Retail Components
The commercial TOD is envisioned to enhance the Beijing’s skyline with the second tallest office building in the Tongzhou District. At close to 250 metres, the Grade A office building at 52-storey high, will be the city’s new landmark upon completion. The TOD will also be home to three 27-, 24- and 13-storey Grade A office towers, three 42-, 33- and 27-storey residential towers and two 7-level and 5-level retail podiums.
